30-Day Satisfaction Guarantee

We’re confident you’ll love your new home. But if you don’t, just notify us within 30 days of move-in, and you can break your lease. We’ll be sad to see you go, but we understand that sometimes plans change. 

Resident Referral Bonus

  • What are the additional fees on top of monthly rent?

    We strive to make our pricing as transparent as possible, and each additional fee will be clearly stated in your rental agreement. Additional fees include:

    • Admin Processing Fee: Monthly

    • Pest Control: Monthly

    • Trash: Monthly

    • Water and Gas: Based on usage and billed in addition to your monthly rent.

    • Electric: Based on usage. Residents will need to create a utilities account.

    • Pet Fee (if applicable): $35 per pet, per month.

    • Reserved Parking (optional): $25 per month.


  • What do I need to qualify for an apartment?

    We’re thrilled to hear you want to apply! Each resident must meet certain criteria, including rental, credit, and criminal history checks, as well as employment and income verification.


    After you have finished your application, you will receive a confirmation email with preliminary approval. To finalize your approval, the office team will need a copy of each occupant's photo identification and pay stubs or W2s to verify income requirements.

  • I've been approved, what's next?

    Congratulations and thank you for choosing Bellrock Sawyer Yards as your new home!


    Once approved, you will receive a Welcome Home letter from our team with a checklist to complete before moving in. Action items include:

    1. Electronically signing your lease.

    2. Setting up your resident portal account.

    3. Paying move-in fees and deposits.

    4. Sending our team confirmation of your utilities accounts and renters insurance.

    5. Setting up your move-in appointment.


  • My move-in date is coming up, what's the move-in process?

    Welcome Home to Bellrock Sawyer Yards! Before your move-in date, we will ensure all required action items have been completed as outlined in the Welcome Home letter. We will then set up a move-in appointment.


    On your move-in date, we will give you a move-in packet with need-to-know information, hand over your keys, and you can begin moving in!


  • As a resident, where will I park? What about my guests?

    Thanks for your question! Here is the information regarding parking options:


    • Residents: You will receive one reserved parking space and may also park in open spaces on a first come, first served basis. You may also rent a second reserved parking space for $25 per month.


    • Guests: Guests may park in any available open parking space on the property.


  • As a resident, how will I receive packages?

    FedEx, UPS, and Amazon packages are delivered to our secure parcel center with refrigerated storage. Once your package is delivered, you'll receive a notification with a unique access code for convenient pickup.


    USPS mail and small packages are delivered to your mailbox. If a USPS package is too large to fit in your mailbox, the postal carrier will leave a notice with instructions for picking it up at your local post office.


  • What school district is Bellrock Sawyer Yards in?

    Students in our community attend the Houston Independent School District. Depending on their grade level, they will attend Crockett Elementary School, Hogg Middle School, and Heights High School.
